Located in the path of progress along the I-76 corridor, Wild Game Phases represents R&R’s flagship implementation of the "Rural Estate" strategy.

This 160-acre acquisition targets the undersupplied market for large-lot residential inventory within commuting distance of the Denver Metro. By utilizing precision-built modular construction, R&R is able to deliver high-performance homes on 35-acre estates with a timeline 40% faster than traditional site-built competitors.

This project capitalizes on the "Flight to Space" trend, offering buyers acreage and autonomy without sacrificing modern architectural standards.

Our Story

R&R Ranch Revival was established to address a critical inefficiency in the Rocky Mountain real estate market: the disconnect between raw land acquisition and vertical execution.

While demand for rural acreage has surged, the market lacks streamlined, turnkey development solutions. High-net-worth buyers are seeking the autonomy of land ownership without the complexity of entitlement and construction. We identified this gap as an opportunity to create a scalable delivery model for a specific, underserved asset class: High-Performance Rural Estates.

Our investment thesis is built on a foundation of rigorous market data:

  • Strong Demand: 62% of Colorado ranchland transactions involve out-of-state buyers prioritizing turnkey luxury amenities over raw agricultural potential.

  • Asset Stability: Rural property values in the Colorado Front Range have demonstrated consistent appreciation over the last 25 years, outperforming many traditional suburban sub-markets.

  • Zoning Reality: With 86% of single-family zoning requiring lots of 2+ acres, large-lot development is the most viable path for new inventory.

  • De-Risked Utilities: Colorado’s 35-acre domestic well exemption allows for by-right water access, significantly de-risking the development timeline compared to municipal annexation.

Ty’s approach to development is grounded in his roots in ranching operations and hands-on construction. This background gives him a unique advantage in the rural residential market: he understands land at a granular level—from soil and topography to water rights and utility logistics—long before a shovel hits the ground.

By combining this generational respect for land stewardship with modern construction management, Ty bridges the gap between raw acreage and high-yield residential inventory. He is currently leading the firm’s "Rural Estate" strategy in the Colorado Front Range, delivering optimized housing solutions that respect the character of the land.
